How to compare new condo launches in Singapore

A new condominium may look appealing in a brochure, but a sound purchase decision depends on more than the launch price. Use this checklist to compare projects consistently.

1. Start with your full purchase budget

Look beyond the advertised unit price. Consider the down payment, loan amount, stamp duties, legal fees, renovation and moving costs, maintenance fees and a cash buffer. Eligibility and tax treatment depend on your circumstances.

2. Compare usable layouts, not just square footage

Two units with similar floor areas may live very differently. Review furniture placement, circulation space, storage, kitchen ventilation, bathroom arrangement, balconies and any void or strata areas. Request the authorised floor plan for the specific unit.

3. Visit and evaluate the location

Consider the actual route to transport, workplaces, schools and daily amenities. Review the site orientation, neighbouring buildings, possible noise sources and the surrounding planning context. Verify information against official sources rather than assuming every brochure claim applies to your preferred stack.

4. Confirm what the quoted price represents

A published “from” price is not a guarantee that a particular unit remains available. Ask for the date of the price information, unit type, floor level, size and any applicable conditions. Availability and pricing may change without notice.

5. Understand financing and stamp duties

Check the latest loan-to-value limits, Total Debt Servicing Ratio requirements, Buyer’s Stamp Duty and any Additional Buyer’s Stamp Duty that applies to your profile. Government rules can change. Refer to official sources such as IRAS stamp duty guidance and MAS, and obtain professional advice where needed.

6. Compare your intended holding period

Think about future household needs, possible resale demand, ongoing costs and whether the purchase is for own stay or investment. Do not rely on projected capital gains or rental returns as guarantees.

Questions to send your agent

  • What is the latest developer-confirmed availability for my preferred unit type?
  • Can I review the official floor plan and site plan?
  • What is the estimated all-in cash and CPF requirement for my circumstances?
  • Are there specific stack, orientation or layout trade-offs?
  • What information is confirmed, and what remains indicative?
