TDSR โ€” Total Debt Servicing Ratio

All monthly debt repayments cannot exceed 55% of gross monthly income. Applies to all property types.

MSR โ€” Mortgage Servicing Ratio

HDB-specific rule: monthly mortgage โ‰ค 30% of gross income. Tighter than TDSR and applies on top of it.

IPA โ€” In-Principle Approval

Pre-approval from a bank before you hunt for property. Gives you a real budget figure. Typically valid for 30 days.

Lock-in Period

Penalty period (usually 1โ€“2 years) where early repayment or refinancing incurs a 1.5% fee on outstanding loan. Plan around this.

Yes, but you pay a penalty โ€” typically 1.5% of outstanding loan. On a $1M loan, that’s $15,000. Only worth doing if rate savings exceed the penalty within 12โ€“18 months. Most buyers wait until lock-in expires, then refinance immediately. Start comparing 6 months before your lock-in ends to avoid gaps.
Longer tenure = lower monthly payment but more total interest paid. A 30-year loan at 1.5% on $1M costs ~$19,600/year more in interest than a 25-year loan โ€” but monthly payment is ~$540 lower. Most buyers choose 30 years for flexibility and use excess CPF/savings to make optional capital repayments during non-lock-in periods.
